Job Description

The Director, Real Estate Finance – will be a key member of the corporate Global Real Estate Teams. 

  • Support ongoing Real Estate Transaction activities by identifying and analyzing opportunities.
  • Develop and manage the $30M – $70M annual capital budget for the real estate organization while simultaneously establishing, monitoring, and reporting on key performance metrics.
  • Manage the Global Real Estate financial plan in alignment with AECOM business initiatives.
  • Support ongoing M&A activities by identifying and analyzing opportunities.
  • Develop and present C-suite level operating reviews and quarterly forecasts.
  • Monitor and report on realized savings for internal and external earnings reports.
  • Drive ongoing enhancements and modifications to real estate portfolio management processes.
  • Liaise with global finance and accounting leads to ensure accurate reporting and accounting relating to real estate occupancy costs and capital projects.
  • Develop and nurture talent to build a world class team of real estate finance professionals.

Minimum Requirements 

+ Bachelor of Arts/Bachelor of Science in Accounting, Economics, or Finance + 10 years of experience in global corporate real estate, and portfolio planning, preferably within the design, engineering or construction industries or demonstrated equivalency of experience and/or education, including 2 years of leadership 

+ A career track record of success and experience in a matrixed environment 

The ideal candidate will also have strong execution, leadership, and communication skills and the ability to sell to senior management. He/she thinks critically to resolve difficult issues and challenges. Transparency, the ability to communicate up and down the organization, respecting differing views and reducing potential surprises is critical at AECOM. The ideal candidate also possesses the ability to build relationships and work effectively with internal clients and external advisors. He/she must possess well-developed organizational, time management, and planning skills. Lastly, the ideal candidate is a team player that cultivates collaboration and leadership throughout the Global Real Estate operation. 

This person also has a background that specifically demonstrates the following: 

+ Excellent leadership skills managing a significant P&L and capital budget for a Global Real Estate operation. 

+ Advanced financial and analytical skills, including knowledge of operating and capital budget development and management in order to drive action toward desired outcomes. 

+ Experience with all aspects of a real estate transaction (e.g. financial analysis, brokerage agreements, requests for proposals, letters of intent, etc.). 

+ Ability to motivate and drive change. 

Preferred Qualifications 

The ideal candidate will also possess the following core competencies: 

+ An MBA, CPA, Big 4 Accounting or investment banking experience would be additive. 

Business Acumen – The ideal candidate will be analytical, strategic, and intellectually aggressive. Possessing excellent data analysis skills, he/she must have the ability to grasp complex operational activities on a global scale to create financial modeling and procedures which drive actions that mitigate risks, increase reporting efficiencies, and maximize solutions. 

Implementation Skills – This person is exceptionally objective and logical, knows when and how to utilize key resources and data and focuses on achieving specific, defined and measurable results. Quickly assess emerging trends in the business, analyze and present their potential impact, and recommend action steps. He/she moves others to action and end goals by planning, motivating, organizing and controlling the work being done. 

Communications and Influencing Skills – The ideal candidate has strong verbal communications skills and is poised, confident and persuasive in formal and informal settings with senior executives, peers and business partners. Written communications skills must be exceptional. The candidate has excellent skills at influencing and demonstrates a knowledge and grasp of the business to engender respect and trust. 

Leadership and Team Building Skills – This individual will have an established track record for building and leading a strong global real estate finance operations team. This involves the development of senior level relationships with both internal and external key partners to provide service and solution-oriented results as well as active management of the business in real time. The ideal candidate will be able to generate enthusiasm with an ability to work in a team environment. He/she should be collegial in their approach and be known for fostering open communication and getting “buy-in” from others – with facts and sound analysis. This person should have a proven record of achievement in developing and motivating others to achieve superior results and exceed their own expectations. 

High Ethical Standards and Personal Qualities – The successful candidate will be highly professional, ethical and rigorously honest.
